Contraventions
Unfortunately, problems do arise from time to time and Regulations are sometimes contravened. Wherever possible, Building Control staff will endeavour to resolve problems through consultations with owners and builders.
However, as a last resort to ensure the health and safety of all users of a building and the general public, Building Control may exercise powers available to the Council to have serious contraventions rectified.
Where any work is carried out without the benefit of Building Regulation approval, problems can also be encountered if it is subsequently decided to sell the property. This often comes to light when the buyers solicitor requests Approval Notices and Completion Certificates for the work that has taken place.
To address this problem you can apply for a Regularisation Certificate.
Method to obtain Regularisation Certificate
- Complete a Regularisation Notice form.
- Deposit a form with the appropriate charge (which includes 20% surcharge). Provide plans and details, where necessary, of the work carried out and details of any additional work required to make the construction comply with the Building Regulations. Once an application has been received and checked, an inspection of the work will be carried out. You should be aware that sections of the construction may need exposing for inspection and/or altering to comply with the regulations.
- A Regularisation Certificate is issued on satisfactory completion of the work.
