Introduction to Fenland District Council's Building Control Service

The main responsibility of Building Control is to provide protection for the health, safety, welfare and convenience of persons in and about a building or structure.

The main area of this work involves the Building Regulations, which in combination with the Building Act are the two main pieces of legislation designed to ensure buildings which people occupy or have access to, are built in a safe, healthy, energy conserving and convenient manner. This is done by checking plans of proposed work and also by inspecting the work on site.

The work of Building Control also includes:

  • Provision of 24 hour emergency response to deal with dangerous buildings and structures
  • The control of certain demolition
  • The control of Defective Premises, Ruinous and Dilapidated Buildings
  • Protection of Buildings eg Preventing unauthorised entry to empty buildings.
  • Access to Buildings for Disabled People (Access Officer)
  • Safety at Sports Grounds
  • Appointing a 3rd surveyor for Party Wall disputes.
